The challenge
Positioning a Build-to-Rent development is a balancing act. It needs to resonate as both a place to live and a compelling institutional investment.
For 99 Phillip Street, this meant articulating scale, certainty and long-term growth within a highly competitive Parramatta market, while avoiding the generic language that often defines residential campaigns.
The opportunity was significant: a 44-storey tower delivering 382 apartments, embedded within one of Australia’s fastest growing urban centres.



The solution
We developed a clear strategic platform built around a simple but powerful idea: Crafted for Life. Built for Growth. This duality shaped every touchpoint, positioning the project as both a high-quality living environment and a forward-thinking investment asset.
The visual identity draws on a refined, confident palette and typographic system that signals credibility and permanence. From the underwrite and brochure design through to video and photography direction, every element was carefully curated to communicate institutional scale with a human layer. Infographics played a critical role, translating complex data into clear, persuasive narratives around location, amenity and long-term growth.



The outcome
The result is a brand that speaks fluently to both audiences. It captures the lived experience of the building, while clearly articulating its investment fundamentals.
By bringing clarity to complexity, the campaign positions 99 Phillip Street as a rare opportunity within a constrained BTR market, anchored by strong demographic demand, proximity to Parramatta’s city centre and the momentum of its $20bn regeneration.
